There are many effective real estate investing strategies out there. If you are interested in making money in real estate odds are you have heard about many different strategies. In a perfect world these strategies would have all of these components.

No money down
It would be great if every deal you found was one in which you didn’t have to use any of your own money. These deals are out there you just have to do a lot of looking, get creative, or lucky.

Low risk
You want to keep as much money as you can. If you spend as much money as you make in a deal, you won’t be a property investor for very long. Less money invested = less risk. It is as simple as that.

Leverage
The best strategies are ones in which you have lots of leverage. More leverage equals more return on your investment. You would have not only more return on your investment but also less risk in the deal.

Motivated sellers
You can get the best deals when you are dealing with a motivated seller. They will listen to deals they normally wouldn’t entertain because of the situation they are in. if they are not motivated to sell, they may hold out for the best offer they can get to maximize their own profits.

Odds are you won’t get all these components in your investment deals…maybe one or two. Even if that is the case, it should still work out as a good deal for you.
