Finding Good Investment Deals

Where do you find the lesser known real estate deals? I’m talking the no money down/rent to own/subject to financing real estate deals. Those types of transactions don’t usually fall in your lap. Odds are that sellers don’t know anything about lease option real estate investing or any of those other creative techniques to buy and sell real estate. They just know about the traditional ways to sell property.

You may have to do some digging. You may have to drive around neighborhoods or check local newspapers and find motivated sellers to work with. The motivated seller will be the individual that will most likely be open to various investment strategies. These people are usually in danger of losing the house to their lenders. Most responsible homeowners want to avoid foreclosure at all costs and will be willing to listen to what the creative real estate investor has to say.

Many real estate investors will post ads saying “We buy houses” or “stop foreclosure!” and they seem to have success with it. You can probably open your local classifieds and see a few ads like that. Craigslist can also be an option if you want to try the internet instead of the local paper.

You have probably also seen the “we buy houses” ads on signs around town. Investors will buy bright signs and place them in visible areas around the neighborhood.

Craigslist was mentioned earlier. The traditional methods of finding motivated sellers is not as prevalent as it used to be. The internet has taken over. Newspapers and magazines are going out of business or trying to transition to digital media to keep up with the times. I see the internet as being the way for anyone to get anything they need in the future. That doesn’t mean that you shouldn’t try using the newspapers or posting signs. Give everything a shot and see what works best for you.
