Pros and Cons of Real Estate Investing

Real estate investing is a powerful way to invest your money. You hear it talked about by Guru’s and financial geniuses, but should you jump on board? Well that depends there are numerous advantages to it and there are also some disadvantages.

The fist advantage is pretty obvious; it is the cash flow that you get by investing into rental properties. The idea behind buying rental properties is to buy a house and rent it out. Hopefully the rent covers the mortgage payments and then some.

If you build up a real estate empire and have a lot of rental properties then you could theoretically live off of the income that they produce and just quit your day job.

There is also a long term side to real estate investing. As the real estate values increase over time homeowners and investors will continue to grow their wealth. And with the huge leverage that real estate investing gives you it can be a great way to build up your wealth.

As the house keeps appreciating your wealth keeps going up and you can eventually turn out to be very wealthy over the long term.

There are however a few disadvantages of real estate investing. If you rent out a house there is really no guarantee that the renter will honor their agreement. If they stop paying you rent today then your asset quickly turns into a liability as you will still have to cover the mortgage but will not have any rent money to do it with.

If you are unfortunate enough to have a deadbeat tent it could take months to finally replace him. This means you will have to be able to pay the extra bills each month while there is no money coming in from the property.

There are also other headaches that can come out of real estate investing, such as fixing the property, and dealing with the tenets.

So, does investing in real estate make sense? I would say so, even though there may be some drawbacks, that is no different than anything else in life. If you work hard and keep at it for the long term then real estate investing can work amazingly well.
